Siding is the vertical skin of your house. It's what a wildfire's radiant heat hits first, what a wind-driven ember storm scatters against for hours, and what decides whether a burning shrub or a burning fence ten feet away translates into a burning wall. A good Class A roof on a house with combustible siding is an incomplete defense.

Fortunately, the siding category has more genuinely fire-resistant options than most homeowners realize, at a wider range of prices, and in a wider range of looks. This article covers the four main noncombustible or ignition-resistant siding families — fiber cement, stucco, metal, and treated wood — along with masonry veneer, what Chapter 7A requires, and rough installed costs.

What the code actually says

California Chapter 7A requires exterior wall covering in WUI areas to be one of the following:

  1. Noncombustible material, or
  2. Ignition-resistant material (as defined by SFM or tested to ASTM E84 with a flame spread index of 25 or less, extended to a 30-minute test), or
  3. Heavy timber, or
  4. Log wall construction, or
  5. A wall assembly that passes the SFM 12-7A-1 10-minute direct flame test.

Most homeowners end up with option 1 or 2. What those options are in practice is what this article is about.

Outside California, most insurers and lenders in wildfire states have started aligning with Chapter 7A-equivalent standards even where local code hasn't caught up. If you're in Colorado, Oregon, Washington, Arizona, or Nevada, treating Chapter 7A as the baseline is a reasonable posture.

The main siding options, compared

Costs are rough 2026 national ranges. Retrofit (over existing siding, or full tear-off) is usually toward the high end due to labor and disposal.

Fiber cement

Fiber cement — Hardie, Allura, Nichiha, and a handful of other brands — is the default fire-resistant siding for retrofits in the western U.S. It's made of Portland cement, cellulose fiber, and sand, compressed and cured. It does not burn. It is rated Class A by ASTM E84 and complies with Chapter 7A as a noncombustible material.

Why it dominates the retrofit market:

  • It looks like painted wood, which preserves traditional architecture.
  • It takes paint well and the modern factory-finished versions hold color for 15+ years.
  • Installers across the country know how to work with it.
  • Cost is reasonable relative to other noncombustible options.

Caveats:

  • Heavier than wood — structural check is occasionally needed.
  • Dust from cutting is hazardous; installers should use proper respirators.
  • The trim and fascia details matter — using fiber cement siding with combustible wood trim partly undoes the point.

For most homeowners doing a residing project in a fire zone, fiber cement is the answer unless there's a specific reason for something else.

Stucco

Stucco is Portland cement plaster applied in multiple coats over a weather-resistant barrier and metal lath. A traditional three-coat stucco system is noncombustible and a longtime standard in the Southwest and southern California.

In post-fire surveys, stucco walls consistently do well. The cement itself doesn't burn, and the mass absorbs radiant heat without transmitting it quickly to the sheathing behind.

Two things to know:

  • Cracks matter. Stucco develops hairline cracks over decades. In a fire, large cracks can channel embers into the wall cavity. Inspection and repair are part of ongoing maintenance.
  • The substrate still matters. Stucco over untreated wood sheathing with a combustible weather-resistant barrier can still lose its performance advantage if the stucco is compromised. Behind-the-stucco detailing matters in a serious fire.

Stucco works best on new construction or on walls where the entire wall assembly is being redone. Patching stucco over old, cracked stucco is generally a short-term fix.

Metal

Steel, aluminum, and zinc panels are inherently noncombustible. Standing-seam metal wall panels, corrugated metal, and newer click-lock systems are all options. Aluminum softens at lower temperatures than steel, but in typical wildfire radiant loads it does not fail catastrophically; it's a weaker choice for direct flame contact.

Metal siding does well in ember storms — embers slide off — and pairs naturally with a standing-seam metal roof. The look is modern; traditional-home buyers sometimes find it aesthetically wrong.

Cost varies widely by profile. Utilitarian corrugated steel can run $7–$10/sq ft installed; high-end standing-seam wall panels run $15–$20/sq ft or more.

Masonry veneer (brick, stone, manufactured stone)

Brick veneer, natural stone, and manufactured stone (thin cast concrete products adhered to a scratch coat) are all noncombustible by nature. In fire performance they're excellent, and they do well against both radiant heat and flame contact.

The main concern is the top edge and the substrate. Manufactured stone installed over foam insulation or over untreated plywood can fail if the fire breaches the mortar joints. Proper weather-resistant barrier, lath, and scratch coat are not optional.

Cost is the limiter. Full brick or stone runs $20–$30/sq ft installed. Manufactured stone veneer runs $15–$25/sq ft. Most homeowners use masonry as an accent (lower walls, around the chimney) with a less expensive noncombustible material for the bulk of the house.

Ignition-resistant treated wood

For homeowners who really want wood siding, ignition-resistant treated options exist. The wood is pressure-treated or coated with fire retardants such that it passes the ASTM E84 extended 30-minute test with a flame spread index of 25 or less. Products sold under this category include certain treated cedar and fir products, and some manufactured wood-look products that blur the category.

The honest framing: ignition-resistant wood is not noncombustible, and the retardant treatments degrade over time with weather exposure, particularly on the south and west faces. It's a middle path — allowed under Chapter 7A, but requiring maintenance and reapplication over the life of the siding.

If your architectural situation demands real wood and nothing else will do, this is a legitimate option. For most homeowners, fiber cement with a wood-grain texture gives you most of the look at a lower total cost of ownership.

What to avoid

  • Untreated wood siding — Cedar, redwood, and pine bevel sidings are common on older homes and are among the most combustible wall materials. Replacement is usually the right answer in a serious fire zone.
  • Vinyl siding — Melts at around 160–180°F, well below wildfire exposures. Not Chapter 7A compliant and not protective in any meaningful way.
  • Engineered wood siding (without IR treatment) — Hardboard and LP SmartSide without ignition-resistant treatment are combustible. LP does offer an ignition-resistant line specifically for fire zones; confirm the product listing.

Assembly details matter as much as the siding

A common, expensive mistake is to install fire-resistant siding on top of a combustible assembly and assume the job is done. The wall system behind the siding matters:

  • Weather-resistant barrier (WRB) — the house wrap behind the siding. Some WRBs have been tested for WUI performance; most standard house wraps melt or burn. If you're residing, consider a WRB tested for fire performance.
  • Sheathing — OSB and plywood sheathing are combustible. Gypsum sheathing (Type X) offers better fire performance on exterior walls. For new construction in serious fire zones, gypsum sheathing under the WRB is a meaningful upgrade.
  • Trim, corner boards, and fascia — using combustible wood trim with fiber cement siding creates ignition-friendly edges. Match the trim to the siding.
  • Wall-to-roof intersection — the top of the wall meets the underside of the eave. Details here (flashing, closure, noncombustible soffit material) are where fires frequently get into the wall cavity.
  • Gap behind the siding — rainscreen details with air gaps are excellent for moisture but can channel embers upward in a fire. Closed or screened gaps are better in WUI applications.

A reasonable priority order

If you're considering residing as part of a hardening project, a framework:

  1. If you have vinyl or untreated wood siding in a fire zone, plan to replace it. Start with the side facing the wildland.
  2. If you have stucco with significant cracking, inspect and repair rather than overlay.
  3. Match the trim material to the siding. Noncombustible siding with wood trim is an incomplete job.
  4. Bundle siding work with window replacement if both are on the list. The penetrations and flashing are far easier to do right the first time.
  5. Address the first five feet vertically (the bottom strip of wall) with special attention — this is the zone most exposed to burning shrubs, fences, and deck fires. Some specifications call for noncombustible material (stone, masonry, metal) in the bottom 4–6 feet regardless of what's above.

The bottom line

Fire-resistant siding is one of the more expensive hardening projects, but it's also one of the most durable. A fiber cement or stucco or metal wall lasts 30–50+ years and does not require active defense during a fire the way a wood wall does. For most homeowners, the decision isn't whether to eventually go to a noncombustible wall; it's whether to do it as a dedicated hardening project now or to phase it in over the next residing cycle.

Either answer is defensible. What isn't defensible, if you're in a fire zone, is leaving vinyl or untreated wood siding on the side of your house facing the hill and assuming everything else on the list will make up for it.
